Let's try for a win-win: For most of the deals done in Farming, there is always a winner and a loser. Back in the drought, Queensland and Northern NSW Livestock Producers were paying big money for Hay out of Victoria. That was a win for the Seller and a loss for the Buyer. Next time the shoe might be on the other foot.
I have just got off the phone with Nigel Kerin, who is speaking at our event above, and he was saying he likes to do deals where it's a win-win scenario. He was advising one of his Ram clients who was buying Land from a neighbour on vendor terms. He said why don't you lease the Land at triple the rate for 3 years and buy it at the rate agreed upon now, less the 3 years lease. That way, you get some tax benefits, and you are buying the Land in 3 years time, not now. The Vendor is also reducing their Capital Gains tax figure by leasing it and taking a lesser price after the 3 years lease is up. That's an example of a win-win for both.
Nigel looks at things differently from most, and I can guarantee that he will have your grey matter in overdrive at Bendigo on March the 3rd.
Things don't always end up being a win-win scenario, but if you apply some thinking to how you can structure something up, you will more than likely be surprised with the outcome.
