220 acres in Burrumbeet Vic, currently agisting 500-600 Merino Ewes and Lambs

The current stock owner is leaving either end of Nov or end of Dec, TBC in the coming days

Positives
* Excellent external fencing
* Land is mostly flat
* Sealed Road access (right near western freeway)
* Significant water year round with 2 very large dams and Bore (not that it should ever be needed)
* I'm typically onsite 4 days a week (on landscape projects) and happy to check over and/or feed hay on those days save you the trip

Negatives
* The land is currently overgrazed, so the photos show previous feed or areas that the sheep cannot access to show potential feed. Naturally you will need to visit the site and perform your own analysis.

* Over last Autumn (no rain at all) and Winter, feed was scarce to non-existent requiring 6 months of feeding Hay. Today the 500+ sheep are fat and healthy, lambs growing big/fast suggesting good feed in Spring.

* No major yards / facilities, but I have a basic 30 panel sheep yard with 3way draft

You will need to be hands on, close by and 'care' about your animals welfare, not just dump and ignore them.
